Detector Installation & Replacement Services

Alta Property Services installs, replaces, and tests smoke detectors and carbon monoxide detectors in homes, rental units, and commercial buildings across the Chicagoland area.

Smoke Detector Installation

New installation of ionization or photoelectric smoke detectors in every required location per Illinois residential code — bedrooms, hallways, and each floor level.

Carbon Monoxide Detector Installation

CO detectors installed near sleeping areas and fuel-burning appliances (furnace, water heater, attached garage) per Illinois Carbon Monoxide Alarm Detector Act requirements.

Combination Smoke / CO Units

Single-unit combination detectors that monitor both smoke and carbon monoxide — ideal for minimizing device count while maintaining full protection in each zone.

Hardwired & Interconnected Systems

Hardwired detector systems with battery backup, fully interconnected so when one alarm triggers, all units in the home sound — required in new construction and major renovations.

Detector Replacement & Upgrade

Smoke and CO detectors expire after 7–10 years. We remove outdated units and install new code-compliant replacements — including upgrading battery-only units to hardwired where required.

Rental Property & HOA Compliance

Detector inspection and installation packages for landlords, property managers, and HOA communities — with written confirmation of code compliance for your records.

What Illinois Law Requires for Your Property

Illinois law mandates specific detector placement in all residential properties. Alta installs to meet or exceed these requirements.

1

Detector Per Floor Level

Illinois requires at minimum one smoke detector on every level of the home, including the basement.

10 ft

From Every Sleeping Area

Smoke detectors must be installed within 10 feet of every bedroom door per NFPA 72 and Illinois residential code.

CO

Near Fuel-Burning Appliances

Carbon monoxide detectors are required within 15 feet of sleeping rooms if any fuel-burning appliance or attached garage is present.

10 yr

Maximum Detector Lifespan

Smoke detectors must be replaced after 10 years (manufacturer date on back of unit). CO sensors expire at 5–7 years.

Properly Installed Detectors — Not Just Plugged In

There's a difference between putting a detector on a shelf and a code-compliant, tested installation. Our licensed electricians ensure every unit is correctly positioned, powered, and verified before we leave.

  • Licensed Electricians — Not Handymen

Hardwired detector systems must be installed by a licensed electrician under Illinois law. Our team carries the proper licensing and insurance.

  • Full Property Assessment

We walk the entire property and identify every location requiring coverage — not just the obvious spots. You get a compliant layout, not guesswork.

  • Same-Week Scheduling Available

Real estate closings, rental inspections, and HOA compliance deadlines don't wait. We offer prompt scheduling throughout DuPage, Cook, and Will counties.

  • Documentation for Property Records

We provide written confirmation of what was installed and where — useful for real estate disclosures, landlord records, and insurance purposes.

I can't say enough good things about Alta Property Services. My basement flooded due to a burst hot water heater connection--right in the middle of trying to sell my home. It was a stressful situation, but Alta came through in the clutch. My realtor contacted them, and they responded quickly and professionally. They handled everything with the insurance company, which was a huge relief, and got right to work on the cleanup and restoration. Not only did they mitigate the water damage, but they also installed beautiful new flooring--all in time for us to keep our scheduled open house. Thanks to Alta, the space looked better than ever, and we were able to stay on track with the sale. I highly recommend them to anyone dealing with unexpected property damage. Fast, reliable, and truly went above and beyond.

We had a leak in our kitchen break room. I called Alta and they had some techs on site within an hour or so. They were able to clean up the water, had mold testing done, got us a quote to replace drywall, rebuild cabinets, and put everything back together as if it never happened. We are very appreciative for the help Alta provided. All of this at a very reasonable cost as well. They are now our "go to" company for emergency services. Thank you Alex and Ron.

Alta Property Services has helped my clients on projects large and small. And their work and customer service are exceptional! The owner Ron has always been quick to communicate (not always the case with contractors) and the folks he has working for him really know their stuff! Peter is one of the project managers and is not only organized but also helps come up with creative solutions when needed. Highly recommend!

Our tech, Chris went above and beyond in coming to our house and completing the job. This all happened in sub zero temps in Chicago. After a long day, Chris called and provided an update on where he was and timing of when he would be able to be at the house. He was willing to come after hours (arrived at 7:30PM) and did a great job fixing 2 toilets and ensuring the job was complete before he left - and all with a smile. He was polite, professional and super helpful with explaining what he was doing. Great example of what great service looks like.

I’m extremely happy with the service we received. We have a home warranty and Alta was dispatched to correct a plumbing issue with our toilet, it was taking forever to fill after flushing. I’ve had this problem for about 2 years now, my warranty company has sent out multiple plumbers (2-3) who’ve attempted to fix the issue but were unable and just provided me with different excuses as to why it’s not fixed, like that I have low pressure etc, when the toilet wasn’t like that when we bought the house…I’ve been under the impression we had a leak this whole time, our water bill has been outrageous so I finally called the warranty company again on the same issue and was so relieved to find out Alta was easily able to correct the problem. I guess the 3rd/4th turn is a charm. Finally a plumber who knows what they’re doing, thank you Alta! I’m hoping our water bills will be more affordable now as a result 🙏🙏

Smoke & CO Detector Questions

How many smoke detectors does my home need in Illinois?
Illinois law requires at least one smoke detector on every level of the home, including the basement, and within 10 feet of every sleeping area. Many homes require 4–8 units depending on layout. Our electrician will assess your specific floor plan and provide a compliant placement plan.
Do I need carbon monoxide detectors if I have an all-electric home?
If your home has no fuel-burning appliances (no gas furnace, gas stove, gas water heater) and no attached garage, Illinois law may not require CO detectors. However, we strongly recommend them if you have an attached garage, as vehicle exhaust can be a source of carbon monoxide exposure. Our team can advise based on your specific setup.
When do smoke detectors need to be replaced?
Smoke detectors have a 10-year lifespan from the manufacture date printed on the back of the unit. Carbon monoxide sensors typically expire after 5–7 years. If your detectors are chirping despite fresh batteries, or if the manufacture date has passed, it's time for replacement. Alta can assess and replace all expired units in a single visit.
What's the difference between hardwired and battery-only detectors?
Battery-only detectors are self-contained and operate independently of your home's electrical system. Hardwired detectors connect to your home's wiring and include a battery backup. Hardwired, interconnected systems are required in new construction in Illinois and are strongly recommended for all homes — when one alarm sounds, all units in the home sound simultaneously. Alta installs both types, and can upgrade battery units to hardwired where code requires it.
Do you serve rental properties and multi-unit buildings?
Yes. We work with landlords, property managers, and HOA communities across Chicagoland. We can install detectors in multiple units, provide documentation for your lease records, and schedule at times that minimize disruption to tenants. Call us to discuss volume pricing for multi-unit properties.
How long does a smoke and CO detector installation take?
A standard single-family home installation (battery or plug-in units) typically takes 1–2 hours. Hardwired installations that require running wire or accessing the electrical panel take longer depending on the home's layout. We'll give you an accurate time estimate when you schedule.
What areas does Alta serve for detector installation?
Alta Property Services is based in Addison, IL and serves communities throughout DuPage, Cook, Will, and Lake counties — including Arlington Heights, Naperville, Schaumburg, Bolingbrook, Evanston, Palatine, Glenview, Northbrook, and many more. Contact us to confirm coverage in your area.
